Create a contract project

A fixed-price job billed by percent complete.

Updated October 15, 2026

A contract project has a contract amount, a schedule of values and pay applications. Use it for fixed-price work, especially where the customer expects AIA-style billing with retainage.

  1. In the left navigation, click Projects > Contract Projects.
  1. Click Create Project in the top right.
  1. On Project Details, pick the customer, name the project, set the contract amount, retainage and payment terms, and add the job site address.
  2. Click Next for Contacts (who gets the pay applications) and Assignments (which of your users and groups can see the project), then Finish.

What to do next

1. Build the schedule of values on the Contract tab. See Contract Setup. 2. Set a budget on the Budget tab so costs have something to measure against. See Project Budget. 3. When it is time to bill, create the first pay application. See Create Pay Applications.

Contract projects FAQ

Can I start a project from an approved estimate?

Yes. Click Create Project on the estimate row and the lines become the schedule of values.

What is retainage?

A percentage the customer holds back from each pay application until the job is done. Set it on the project and Werx calculates it on every application.

Who should be a contact?

Whoever receives and approves your pay applications, like the owner's rep or the GC's project manager.
